When homebuyers visit a house they know instantly whether it is of interest to them. According to one agent publication the average inspection time is 8 minutes.

Buyers make lightning quick judgments because it is the house itself doing the talking, and it doesn't matter how much you pay a salesman or woman - they can't sell a house to someone who doesn't want it.

Your real need is for buyers whose requirements match what your house offers.

Sure - agents offer one way to locate such buyers, but there are other ways - ways that don't involve agents helping themselves to about 3% of your asset.

Most people have a gut feel that agents' commissions are outrageous for the little work that they do. (Put it in perspective - if your own equity in your house is say 20% then if an agent takes 3% of the TOTAL price they are taking 15% of your equity in the house - a staggering amount).

This awful value for money is worsened by the poor levels of service that are all too common in real estate.

It is worsened even further by the agents' refusal to stand behind their product when they make mistakes that cost their clients money. Many people have horror stories about the way agents have failed to do the job properly or honestly, and who have just walked away leaving the buyer and seller in dispute (sometimes even litigation). That's when clients discover another fact of the real estate scene - agents don't seem to have complaint handling systems.

When you sell your own house you CAN'T have problems with agent misrepresentation, price-crunching, or dishonesty. So why start out any other way? You always have the option of changing to another method if you wish.
