Homebuying & Selling involves three essentials:
Paid conveyancers / lawyers start at item 3 (paperwork) after the crucial steps (investigation and negotiation) are over.
And since they are desk-bound they never even see the property they are dealing with.
What they do is write letters to their paying clients saying" "You should check this/that/the other" - so that if there is anything wrong with the identity / location / size / fencing / contents etc then it is the client's fault - not theirs.
When you couple this with the unbelievably slack way that real estate agents typically specify what is being sold, clients are in a vulnerable position.
